I'm Heidi Brooks, a Licensed Associate Real Estate Broker with Real Estate Advantage and Partner & Broker Owner of the brokerage since 2024. I work with buyers and sellers across Chautauqua Lake and Chautauqua County on lakefront homes, vacation properties, second homes, and year-round residences around Bemus Point, Jamestown, Mayville, Dewittville, and the quieter stretches in between.
I grew up on Chautauqua Lake, so the lake has never felt separate from daily life. I think about waterfront homes the way people who live here do—how shoreline conditions shift, what a dock asks of you, and how a place feels in October, not just July.

Why I Love What I Do
A Chautauqua Lake deal is rarely only about square footage, frontage, or price. It is also about how a house lives across the seasons, what the shoreline asks of you, and whether today's choices will still make sense a year from now.
That is the part of the work I care about most. I help buyers and sellers sort through the details that do not always show up in a listing sheet—dock setup, wind exposure, lake access, road conditions, upkeep, and how a property feels once everyday life sets in.
A lot of what makes this market work comes down to local context. Some homes are easier than they first appear, and some ask more of you than expected. My job is to help clients see those differences early, make practical decisions, and move forward with fewer surprises.
When I am not helping clients, I am usually on the lake with my family or somewhere in the villages nearby. I live this market every day, and I think that matters.

How I read the Chautauqua Lake market
Let me be direct: this is not the kind of market where one set of advice works everywhere. The questions change from cove to cove, village to village, and season to season. A house on the lake is not just a house with a view—that is usually where the real decision starts.
Dock frontage, shoreline access, off-water homes, and year-round properties all move to slightly different rhythms. Before I talk about price, I want to know how you plan to use the home, how often you will be here, and which tradeoffs you are comfortable making.
List price is a starting point, not the answer. Around Chautauqua Lake, pricing shifts with setting, condition, timing, competition, and the buyer a home is likely to attract. Waterfront homes, second homes, and year-round homes do not all respond to the market in the same way.
Second-home and vacation-property buyers usually have a different checklist than year-round residents. Ease of maintenance, winter access, carrying costs, and how a home works when you are not here full time all matter more than people expect.
Bemus Point, Mayville, Dewittville, and Findley Lake each have their own pace, tradeoffs, and buyer expectations. That is why I rely on local context first and broad market language second.
